We create environmental, accessible, affordable housing solutions for individuals, for businesses and for communities.

Accessible housing was “The Australian Dream”, based on universal principles of accessibility, inclusiveness, responsibility, affordability and a place for everyone.

We’re bringing these values back.

Currently our housing system doesn't let us live in alignment with the way we feel about our environment and our communities. And while many of us feel a big desire to live more responsibly and address the issues we see around us, the Australian housing market won’t let us live in this way.

We don't need to be stuck in this system any more...

Who we are

PassivePlace is a social enterprise driven by purpose and passion to create better housing outcomes for our communities and our environment.

We like solving big problems, and this starts with small decisions…like the way we live, how we design, how we build, how we share, the smile we give to a stranger and how we help those and the environment around us.

We like to help people and communities. We like to see the difference we can make to assist people realise their aspirations and be part of the change we all need to be and see.

Our Vision

Create the most responsible homes that enable environmental communities.

Measure and improve the positive impact of everything we do – socially, environmentally and economically.

Engage, support and nurture our residents and our communities.

Contribute to a more just and equitable world to deliver on solutions for our environmental crisis.

What we do

We empower people and communities to live the way they want to.

By using place-based community design, collaborative development and environmental responsible delivery, we aim to deliver net zero affordable and accessible housing outcomes.

We use performance based design principles (Passive House) and we work towards delivering meaningful change in everything we do for the communities we work with.

Our innovation allows our homes and communities give as much as they offer: helping governments deliver on policy, giving councils the means to generate affordable housing outcomes, residents a chance to feel like they’re making a difference, and businesses a comfortable and responsible home for their employees.

Discover what we do
We provide services and products for the entire housing journey from start to finish. From consulting on housing strategy and project plans, lease and land agreements, engaging with local councils and businesses, to planning, design and delivering homes and communities.

It’s not just about the houses – it’s about nurturing lasting systemic change for our communities.
Our homes are designed to create communities where people feel safe, secure and sheltered. Nature isn’t an afterthought but a community partner, consciously planned into public and private space, alongside activated spaces where residents can come together to work and play.

We nurture that feeling of ‘home’ from the very moment you enter a PassivePlace community – it’s life by design, not by default.
Resilient, Net Zero and fitted with the latest home and health technology, PassivePlace homes adopt the highest possible standards in responsible and sustainable design, life cycle analysis and environmental performance.

Passive House design principles and delivery certification informs every element of our homes and communities. Low energy in design and low energy in delivery makes our homes more comfortable and affordable.

They’re beautiful, functional, aspirational and attainable, by themselves or in a community.
Our housing and accommodation models are flexible and suited for Australian communities, providing by much needed rental and permanent housing solutions for communities.
Homes can be customised to suit your needs and your budget. We can do: eco tourism; private retreats; accommodation and infrastructure projects; seasonal workforce; remote, rural and regional applications; as well as Community Housing and whole of community developments.
Multiple manufacturing options and locations to deliver housing and accommodation where communities and businesses need them. Facilities to design the housing solutions with the communities they are being delivered for. Collaboration for residents, businesses, councils and communities.

We focus on providing housing solutions so you can build the employment opportunities.
Why We Do
Impact

We like solving big problems, and this starts with small decisions: from the way we live, to how we design and build, to how we share. Even the smile we give to a stranger and how we help those and the environment around us.

We want to share this opportunity with as many people and communities as we can. And you’re invited to join us on working towards becoming the largest supplier of Net Zero housing in Australia.

Why?

Because it's the right thing to do…

because we can…

and because it's fun!

Social

We want to see more inclusive, accessible and responsible communities – and as many as we can.

Who wouldn't want to live in a supportive, connected community where you feel safe, included, connected, and you are living in alignment with your principles and values about the environment and the community you live within.

We think it's time more people from all over Australia have the chance to live this way; in connected, inclusive communities regardless of whether they want to own or rent a home.

We value the opportunity to create a positive social impact in everything we do as we measure and report on it to ensure we do.

Environmental

We’ve made a conscious choice to partner and collaborate with nature to create regenerative communities where what sustains us, can also thrive with us.

This is the practice and implementation of biophilic and regenerative design and our commitment to bring nature into our Net Zero communities in as many ways as we can.

Key to this is infusing the principles of WELL and the  Living Building Challenge into each design we create.

Economic

Supporting, sharing and inclusive communities are by their nature more affordable places to live. Resource sharing is a key to not only affordability but living responsibly on this earth while we are here.

Low energy homes and Passive House design create low cost homes to live in, reducing the cost of living and again reducing our environmental and carbon footprint. It's a win, win, win situation for us, our communities and our environment.

It also costs less to generate the energy for a low energy home, so we can save on energy generation and storage infrastructure. By using less resources to run our homes, we leave more of our resources in the ground, supporting the nature around it.

The most affordable housing is quality, high performance housing. This is good news for investors, local councils, Community Housing Providers and residents, because we’re thinking about long term benefits and impact.

It starts by how we’re using long term investment horizons, patient capital, green and impact investment. Every community we build has impact indicators and measurements, social and environmental KPIs and outcomes, integrated into our design, delivery and operational systems.

It’s how we can show you exactly what the social, environmental and economic impact of our work really is.

How we do it

Placed-based collaborative design and delivery, future focused systems thinking, regenerative and biophilic principles and practices, and Passive House principles.

That's a lot of jargon isn't it? What does it mean?

Wherever we can, we use proven, evidence-based processes to deliver thoughtful, considered, quality outcomes for our communities, our people and our environment. We try to share this opportunity with as many people as we can.

We embrace radical responsibility. We are inspired by working to resolve challenges in ways that create solutions for people, the environment and industry.

So to build a better world, one community at a time, we want to work with you, because we can’t do it without you.

Our holistic approach to inclusive, environmental and affordable housing creates place-based opportunities – every step of the way. From the conversations we have with local councils, to the standards we design to, to the communities we intend to always be a part of.

Discover the way we do
It all starts with a conversation about what housing needs a regional area has. We have a number of housing ingredients…but which ones and of what quantity do you need? Who is looking for housing, what are their needs? Are they businesses, workers, retirees, students, immigrants, residents, families, couples or single households?

Once that’s established, land for any new project can be secured in a number of ways; short or long-term lease, JV, land trusts or various ownership models.

Agreements can be put in place to ensure particular outcomes for communities and make sure it’s only used for any blend of approved social, affordable, to-market or environmental outcomes.

Next, it’s down to us to partner with local businesses and organisations to get the ball rolling on the design, manufacturing and delivery of the project.

To see this process in action, take a look at our project in Stawell, Victoria.
At the heart of our mission lives our beautiful, high-performing, affordable homes. Designed to meet the most rigorous energy efficiency standard in the world – Passive House – cutting energy bills by up to 80%, and the rest we can generate from the sun. This saves our residents (and the planet) in more ways than one.

Better performing homes support a better quality of life – and that’s what we’re excited to nurture.
We’re building Net Zero inclusive, accessible long-term rental communities. This will combine low energy buildings, Passive House design principles, 100% renewable energy and storage micro grid, low embodied carbon materials and working with nature as a development partner. We have partnered with One Planet Living, Boom Energy, WattWatchers, Aubin Environmental and many others to deliver a Net Zero community like no other.
Reducing energy reliance and usage is key to reducing the costs of living and delivering on being responsible citizens. We take this very seriously and see the opportunity to share in the transition to 100% renewables as a huge inspiration for us, for our residents and for our communities.

Regional areas have the highest energy costs, the largest carbon footprint and the lowest energy security in Australia. Energy poverty is a real issue for many of these communities and their residents. We’re changing this. Energy should be abundant, inexpensive and secure – and it can be.
Using rigorous EU carbon and life cycle assessment frameworks, PassivePlace is using world’s best practice and standards to reduce waste, embody carbon and operational carbon.

We use strict manufacturing protocols to measure, reduce and recycle any waste that’s created in our delivery and design systems. Applying constant innovation to investigate and assess new opportunities to reduce waste and recycle in every aspect of our business for scope 1, 2 and 3 emissions and waste streams.

We’re committed to continually moving the benchmark every forward to reduce the impact on the community environment, our homes and our processes. From capturing water and reducing water consumption, to manufacturing facilities that run on 100% renewable energy. From treating waste in bio-digesters to reduce community waste treatment facilities, to designing effective waste food capture systems in our communities.

We’re leaving no stone unturned in our mission – are you ready to make a real difference?
